Resale Certificates
SNL Associates is the resale processor. A resale certificate is $250.00. Please get in touch with Renee Speed. Prospective buyers are required to sign an acknowledgment before the release of the resale documents.

Closing Fees
There are no transfer fees. A resale certificate is $250.00. A reserve contribution is due at closing (per the deed restrictions)in an amount equal to two months of assessments.

Insurance
A certificate of insurance is available here. Owners typically purchase an HO6 policy with a $50,000 loss coverage rider. This rider is extremely important. If your condo association has to issue a special assessment fee to owners due to an insurance claim loss assessment coverage may help cover the cost.

Animal/pet Restrictions
The pet policy is available below. There is a fine of $2,000 plus $200 a day for bringing animals on the property, even temporarily, without the prior written approval of the board.

Remodeling Restrictions
Interior and exterior modifications require writen approval from the ASC committee.
Interior: Updating is encouraged. Written approval is required for modification or replacement of any walls, subfloors, doorways, or windows. Garages must remain as parking facilities and cannot be converted to living spaces.
Exterior: No exterior modifications are permitted, for example, hot tubs, fences, patio extensions, enclosements or coverings, sheds, electric generators, mini-split AC units, or exterior water purification equipment.

Vehicles Restrictions
All vehicles should be parked in garages at night. Garage doors must remain closed except for loading/unloading. Trailers, recreational vehicles, commercial vehicles, vehicles with signs, and trucks (other than standard-size pick-up trucks under 209 inches long) cannot be parked in the community overnight.

Lakes of Bent Tree is a A 40-Year-Old Bent Tree landmark. This 82 unit condominium community in far North Dallas features waterfront views of the Bent Tree Country Club. It is a gated property set among large Live Oak trees, resident geese, and a spacious greenbelt. Beautifully illuminated trees throughout create a peaceful atmosphere year-round. Two-bedroom residences range in size from 1,500 to 2,300 sq.ft. 80% of the residents are 55+. The sports facility has a lighted tennis/pickleball court, swimming pool, cooking facilities, bathroom, and dog park. Gate entry is via TollTag. Resident vehicles are garaged at all times.

Pets under 30 lbs. are welcome but must be registered/approved before moving in. Violations of the pet policy incur a substantial fine of $2,000, plus $200/day.

Since 2019, Lakes of Bent Tree has installed a new roof, painted the building exterior,
resurfaced gthe pool and deck and added a TollTag gate entry system, tree lighting,  new dog park and outdoor grilling area with a natural gas girl.
