First Online Ballot and Survey
The community's first online ballot was a success. Participation exceeded historical levels and was 25% over the required quorum. Sixty-three percent (63%) of the votes came from owners who could not attend the annual meeting. All votes were tendered directly by owners; there were no third-party proxy votes.
Self Insurance Approved
Ninety-five percent (95%) of participants approved the plan for owners to self-insure the first $100,000 on any community insurance claims (first $1,250,000 for wind and hail claims). In the event of a community claim in 2025, all owners will be billed via a special assessment. Owners were encouraged in November (2024) to add a $50,000 "Loss Risk" rider to their homeowner's policy to help pay for any insurance special assessment. While a logistically complex solution, the community is united in responding to its challenging insurance expenses. More info here.
Is the Association Making Progress and on the Right Track?
Between 92%-97% of participants answered the four "Right Track" questions (depending on the question) in the affirmative. Industry-wide, customer satisfaction scores (CSAT) between 75%-85% are considered good, and scores above 90% are exemplary.
- Facility management (92% affirmative) includes the care and maintenance of the buildings, brick walls, brick and concrete walkways, water drainage, the CellGate controlled entry system and community database, tree lighting, and landscape, as well as coordinating with Bent Tree Country Club to keep the lake clean. It includes responsiveness to service orders. Structural engineering studies are included.
- Financial management (97% affirmative) includes shopping down the cost of services, reducing waste, long-term budgeting/planning, short-term budgeting, debt reduction, earning returns on reserves, cost-effective project management, handling and limiting lawsuit claims, and bench-marking assessments (keeping assessments competitive compared to other properties in the area).
- Emergency response (96% affirmative) includes rapid response to weather events, clearing blocked access and hazardous situations, managing insurance claim processing and distributing funds to owners, and post-emergency recovery and follow-up.
- Overall assessment (94% affirmative) includes all the items above, as well as community social programs, and personal intangibles like dependability, honesty, integrity, fairness, and accessibility.
Eighty-eight (88%) of participants answered in the affirmative regarding SNL's performance in 2024.
Directors Elected/Retiring
Robert Bauer, Doug Githens, Sarah Johnson and DJ Mack will join encumbent John Dickey to form the 2025 Board. The community thanks retiring board members Dennis Bellotto and Laura Samford for their years of community service.
