Master Electric Contract Startup

The LoBT master electric contract is a 12.9¢ flat rate* for five years, expiring on August 31, 2029. Sixty-percent (60%) of the eligible owners are participating in this program; up from 15% for the last contract. This discount is fully transferable to the new owner if you sell your home. Technically, this contract is between LoBT and the supplier (the power is not in your name). The electric expense will appear as a monthly charge on Condo Cafe which you can set up for auto pay.

The new supplier is IronHorse Power Services. TXU, who provided the last two contracts, 2014-2019 and 2019-2024, declined an invitation to bid, and the LoBT broker, Live Energy, was not able to find another supplier to provide power. Determined, the Association hired another broker, Dawn Electric, who was able to place our contact.  IronHorse is located three miles from LoBT on Alpha.
This transition does not require any effort on your part. Just pay your last electric bill and you will see future charges on Condo Cafe account.

  1. Thanks for the efforts doing this. This rate quite a bit less per kwh than my current rate, and I won't have to worry that I need to use more to get a smaller bill. (Crazy systems that give you a discount once you exceed 2000kwh per month)

      Good question. Your monthly electricity charges will appear on your CondoCafe account. You can set up Condo-Cafe to auto-pay.

  4. Hi, my Ambit electric provider says they have me on the coverage until 9/3. I am curious if Iron Horse or TXU is going to take over 9/1. Can you help? Judy

    1. This is a really good questions. Others may have it as well. The Texas Utility Commission provides for cancellation up to 14 before the end of a contact without penalty. It's a grace period. In your case, specifically, you stated on your application that your contract expired in May 2024. The broker assumed you were month-to-month like many others and they gave you the first conversion date. In short, you will change from Ambit on September 1 to IronHorse and there will be no penalty.

    2. I have informed Gexa that they attempted a bait and switch on me (which they did) and have refused their attempt to switch me to them. Please tell me that the new contract you negotiated will switch me to the new contract that was supposed to happen on 9/1.

    7. I received an e-mail from Gexa yesterday with a (very large) bill from 10/8 to 11/5, so it appears that I'm still "not in." Is there someone at the "management" company that I can contact to correct this?

    8. Your IronHorse service kicked in on 11/5/24. So you are in. SNL hasn’t posted the most recent cycle on the ledgers. I suspect they haven’t seen the bill yet for cycle 3.

      Our understanding is that it could take one or two billing cycles before Oncor transfers your usage from 9-1 to 11-5 to IronHorse (from Gexa). The broker says we don’t need to pay any third party invoice for electric invoice after 9-1-24. But if we do, the third party is obligated by law to refund your payment.

      This part is in Oncor's hands. You could call them to see if they are in the process The broker has told us to sit tight as the Oncor process takes a little time.

    1. The invoice just came in. The management company will pay it and code the charges to participants accounts. There is a lag (as there was with the prior contracts) of 2 weeks post invoice.

IronHorse is new to master residential contracts and their billing statement only allocated the usage by ESID number, not the $$ amount by address. They are currently setting that up. In the interim,. the bill has been paid and the fees will be charged to each owner once SNL has the allocation document.

    I have still not seen or received a statement of charges. I've checked through the Condo Cafe. Nothing there. Is there any additional info?

  9. FIVE PARTICIPANTS were not added to the master contract do to a clerical error. Theses are 5016, 5054, 5102, 5112, and 5162.

    1. IronHorse will claim the electric service for these accounts going back to 9/1/24 at the discounted master contract rate. The electric providers who provided electrical power in the interim will issue credits for any charges for electrical service and will refund any electrical fees paid as per Texas law. If anyone needs any help with this, the broker will help.

  10. I see that my electric charges were posted to Condo Cafe a week ago but still have not been charged to my bank account.

    1. There are two payment options in Condo Cafe : "Pay My Account in Full" or "Fixed Payment Account". You need to select "Pay My Account in Full" to have you electric bill auto-payed. What you can do today is go to Condo Cafe and select "Pay Now" to settle your account for November. Then select "Pay My Account in Full" for the future. Let us know if that solves the problem.
