Community Party - July 16th

On Friday, July 16th, 2021 (6:00 to 8:30+ PM) we're going to welcome all the new owners at LBT and celebrate the lives of two beloved owners who passed away in this last year.

Please RSVP in the comments section so that we are sure to have enough food. If you sign up using anonymous (easiest way), please add your name and address.

Recording artist Mike Randall will be joining us at the community center pool and tennis court for music, drink, food, games, and fellowship.


  • Entertainment: Mike Randall (6:00 PM).
  • Beverages: Frozen Margaritas (the good ones!), beer, soft drinks, water. You're welcome to BYOB, too.
  • Food (7:00 PM): Hamburgers, Cheeseburgers, Grilled Chicken and condiments (mustard, mayonnaise, ketchup, pickles, onions, lettuce, tomatoes), potato salad, baked beans.  With grilled chicken you get wheat buns, and Swiss cheese.  Catered by the one and only Hamburger Man.
  • Social Games: Corn hole, deck shuffleboard
  • Prizes: You must be present to win.
  • RSVP:  Please RSVP in the comments section bellow.

THIS ARTICLE IS IN PROCESS: THE INFORMATION BELOW IS A DRAFT Despite a staggering insurance related assessment increase in 2024 and a 60% increase again this year, the Association was able miimize the impact on homeowners and hold the increase in assessments to 3.79% for 2025. This makes the average over the last five years 4.42% which is in line with the inflation rate in North Texas. A lot has happened in 5 years. On the positive side, in 2021 the Association reduced assesments by -9.38% by slashing excessive and wasteful spending by CMA Management. It also paid down ~75% of its debt. On the downside, the Associations in North Texas were been hit with substantial insurance increases in 2023 and 2024 and we all faced a 41-year high inflation rate (peaking at 8.9% in 2024) that drove a 24.8% increase last year.
